Letter from the Executive Director
The NAIOP Research Foundation’s research projects, educational programs and outreach activities have a united purpose: to support developers, owners and others involved in commercial real estate to meet and exceed the needs and expectations of our communities, now and in the future.
The Foundation celebrated its 25th Anniversary in 2025, which proved to be another productive year, as highlighted by the figures presented below. This report summarizes the Foundation’s activities in 2025 and provides a preview of the important research and initiatives planned for 2026.
In 2025:
- Ten research reports were published focusing on development initiatives across North America.
- Two Governors pledged financial commitments to support the Foundation’s work.
- Sixteen Visionaries participated in the program.
- Thirteen Distinguished Fellows provided research insights.
- Fourteen National Research Directors advised on trends in commercial real estate.
- The endowment reached $2.7 million.
- Governors pledged $40,250 in Sustainers’ Fund contributions.
- Renewal contributions totaled $228,200.
Thank you to everyone who has contributed to the Research Foundation’s success this year through your generous donations and by investing your time and expertise in its research and initiatives. We are fortunate to be able to draw from a strong network of researchers and practitioners with extensive knowledge of the CRE industry. Their knowledge, along with the contributions and insights of the Governors and Visionaries, enable the Foundation to publish timely reports on the critical and emerging trends shaping the industry. I am particularly thankful for Jean Kane’s leadership as she concludes her term as chair of the Foundation’s board of trustees, and for the contributions of her fellow trustees.
I look forward to another great year for the Foundation.

Shawn Moura, Ph.D.
