Trammell Crow Co. has begun construction on MidPoint@237, an advanced manufacturing center on an infill site at the top of Silicon Valley’s Golden Triangle in North San Jose, California. The initial project will consist of three Class A manufacturing buildings totaling approximately 600,000 square feet that are being built simultaneously and scheduled for completion during the third quarter of 2016. The structures will feature 28-foot clear height ceilings and have been designed to LEED Silver standards. The project also will include four Class A office/R&D buildings totaling approximately 400,000 square feet.

The Opus Group began construction in late January on its first project in the Phoenix market, a speculative warehouse and distribution building. Opus Airport Industrial is located on 23 acres near the Phoenix Sky Harbor International Airport. It will feature 36-foot clear height ceilings, 65 trailer and 288 car parking stalls, and fully secured truck courts up to 185 feet deep. The 100 percent concrete structure, which can accommodate a single tenant or multiple tenants looking for manufacturing, distribution, light assembly or e-commerce space, is scheduled to be completed in September 2016.

Tradepoint Atlantic has signed its first lease — for a 300,000-square-foot FedEx Ground distribution facility — at the global logistics center at Sparrows Point in Baltimore. The 3,100-acre site, formerly a Bethlehem Steel manufacturing plant, is being transformed into a logistics, manufacturing and transportation hub. Developer Scannell Properties is building the FedEx facility, which is scheduled to open in August 2017, on 50 acres it has leased from Tradepoint Atlantic.

Trinity Place Holdings Inc. expects to begin construction of a mixed-use development project at 77 Greenwich Street in Lower Manhattan in 2016. The project will contain approximately 85 luxury residential condominiums above 7,000 square feet of retail space and a 476-seat public elementary school. The condos will rise from an elevation of 150 feet, giving them panoramic views of New York Harbor and more. The building, which is slated for completion in 2019, will rise on the site of a former Syms clothing store and the 19th-century landmarked Dickey House, a federal style townhouse whose exterior will be restored.

Granite Properties is transforming the seven-story West End Marketplace, a former factory-turned-nightspot in the Dallas CBD’s West End, into Class A office space with a five-story atrium, community lobby, conference facility and restaurants. The building, which sat empty for 10 years before Granite purchased it in July 2015, has been renamed Factory Six03, a nod to its origins as well as its address, 603 Munger Street. Granite plans to add an eighth floor and will return the structure, which was built in 1903 and later expanded, to its origins with hardwood floors, brick walls and exposed beams.

Developer 15000 IH-10 Ltd. plans to complete construction of Vista Corporate Center in San Antonio in the fourth quarter of 2016. The speculative office building will feature a dramatic porte cochere, floor-to-ceiling glass walls, advanced technology, a fitness center and a bistro. The roof will route rainwater to indigenous landscaped planters, while a 30-foot living wall near the entrance and an outdoor seating area will cool the building in summer and insulate it in winter.

20,000 sq. ft.

Bayer Properties is adding a 20,000-square-foot food hall on the ground floor of downtown Birmingham, Alabama’s historic Pizitz Building. The company’s $66 million renovation of the circa 1923 department store building began in 2015. When completed in fall 2016, it will feature 143 rental apartments, 11,000 square feet of temporary office space and a basement entertainment component, in addition to the Pizitz Food Hall. The food hall will serve as an incubator for the city’s up-and-coming chefs; one stall will feature a different chef each quarter.

8,000 cubic yards

The Melo Group has begun vertical construction of Aria on the Bay, a 53-story, 648-unit luxury condominium tower in downtown Miami, following months of foundation and piling work that began in May 2015 and included a concrete pour of more than 8,000 cubic yards of concrete. The Arquitectonica-designed building, which is slated for delivery in late 2017, will include 20,000 square feet of lower-level commercial space, including office, retail and ground-floor restaurant space.

Acentech collaborated with Baker Design Group to provide acoustical design for TripAdvisor’s new 282,000-square-foot global headquarters in Needham, Massachusetts. Their work focused on a four-story atrium designed to accommodate 1,100 employees for company meetings as well as smaller groups for dining, casual meetings and amplified and recorded presentations. The mixed-use atrium required extensive acoustical analysis and computer modeling of different finishes for reverberation control, window treatments to isolate highway sounds and background noise levels before the space was built out. Acentech’s modeling also addressed speech privacy within open offices, speech intelligibility in teleconference rooms and mechanical systems noise control.

1.77 acres

LCOR is developing a transit-oriented, 450-unit high-end apartment building known as The Altaire on a 1.77-acre site in Crystal City, Virginia, just outside Washington. Construction of the project’s two 20-story towers began in January 2016. Upon completion in the second quarter of 2018, the buildings will feature floor-to-ceiling glass facades, rooftop terraces overlooking D.C.’s monuments, a landscaped courtyard and an outdoor pool, as well as easy access to Metro and local shops, restaurants and other amenities.
