Cold storage is considered a niche asset class with relatively few players compared to traditional industrial space. Hear from top developers and owners of the largest cold storage firms who are leading the charge to institutionalize a specialized asset class. How did they emerge into a space that only saw its first speculative project delivered in the past few years? What have they learned along the way that is changing how they proceed in the future? What does the future hold for cold storage? How can firms be in the best position to capitalize on emerging opportunities? Learn more about the challenges facing cold storage owners and developers today, including navigating a difficult and volatile capital markets environment.

Best Practices for Cold Storage Design and Construction

10:30 a.m. - 11:15 a.m. ET

Cold storage warehouses stand apart from traditional industrial buildings – and not just because the temperature inside is a little chillier. This session will identify key considerations for cold storage design and construction, including budgeting/pricing, design/build timeframes, and greenfield or interior tenant improvement approaches. Learn about major design best practices – refrigeration, electrical, structural, fire protection, thermal, and more – that contribute to the optimal functioning of a cold storage environment. This session will also break down the variants within cold storage, from 3PLs to frozen and perishable processing, as well as trending markets.

The Who, Where and Why of End Users

11:30 a.m. - 12:15 p.m. ET

Find out the most effective ways to design, plan for and market to the cold storage end user/occupier. The first step: Figuring out just who, exactly, is operating in this space. Are some manufacturers looking to go in-house and manager their own distribution centers? What is the demand for 3PLs in the current market and how do they operate? Who are the other players taking space? Learn more about the increasing demand and leasing velocity, particularly with regards to speculative cold storage. And analyze the key decision criteria that end users are using and how they are prioritizing these needs. This is a prime opportunity to get an overview of who, where and why end users/occupiers are taking cold storage space.
