According to recent research from JLL, creative office product in El Segundo is outperforming traditional office and commanding an 18 percent rental rate premium. Explore significant projects that have helped transform El Segundo’s office market – a longtime home of aerospace firms – to a bustling hub for creative businesses in tech, media and entertainment. The tour culminates with a visit to elevon at Campus El Segundo, an award-winning 210,000-square-foot creative office development by executive architect Ware Malcomb and design architect Ehrlich Architects.

Located on the Westside of Los Angeles, this vibrant area has become a burgeoning high-tech cluster. Known as Silicon Beach and home to names such as Google, YouTube, Yahoo and Facebook, the area combines unique and creative design with historical landmarks such as the hangar that served as home to Howard Hughes’ Spruce Goose. This tour will stop at The Collective, a five-building ground-up office campus featuring dramatic ceiling heights and unique architecture; and The Brickyard, a mixed‑use project with office, daycare and retail slated for completion this fall. Other sites and points of interest on the Hercules Campus will also be highlighted.

The Arts District is one of the hottest neighborhoods in downtown Los Angeles – starting as a vineyard, then an orchard, next an industrial center for railroads and manufacturing, and finally the Arts District, one of the most talked-about adaptive reuse hubs. This tour will focus on The Row, a renovation of a four-building complex; the Ford Factory, an adaptive reuse of the old factory into creative offices; and At Mateo, a former industrial site being redeveloped into a creative office and open-air retail hub.

Accommodating parking in newly-emerging retail or business districts can be one of the most effective means to jump-starting economic activity. Once a district has established or matured, the role of a parking structure may need to evolve to respond to a changing context. In some locations, parking demand will reduce as density grows and public means of transportation become more feasible and efficient. Parking structures can also become a drag on the active fabric of some urban areas or sit vacant in suburban locations during off-peak commuting times. The notion of parking structures as a singular or static use may be trending toward obsolete. Cancellation Policy

All cancellations must be in writing. Cancellations of full conference registrants received after September 4, 2016, will be charged a fee of $100 per attendee. You may send a substitute in your place without a penalty. Non-members substituting for a member will pay the fee difference. Cancellations received after September 24, 2016, will forfeit the registration fee. No refunds will be made for no-shows. Special events (tours) are non-refundable. Cancellation and substitution notices should be sent to education@naiop.org or faxed to 703-904-7003.

Hotel Deposit

A deposit equal to one night’s stay is required to hold each individual’s reservation. Should a guest cancel a reservation, the deposit will be refunded if notice is received at least three (3) working days prior to arrival, and a cancellation number is obtained.
