Green Downtown Office Markets: A Future Reality

A whitepaper by CB Richard Ellis reports that major barriers to green building are keeping some developers from meeting demand. The report also discusses research from McGraw-Hill Construction Research & Analytics on costs and obstacles to green building. The U.S. Green Building Council LEED® Rating System as well as green building codes and incentives are also discussed.

Insurance as Efficient as the Building

The attributes of green buildings create a range of unique challenges for insuring them. The insurance industry has begun to respond with several coverage enhancements that provide additional protection to green building owners. This whitepaper by Jones Lang LaSalle outlines some of the issues to consider when insuring green buildings.

Going Green: How to Do It Responsibility and Profitably

This presentation by Deloitte Development LLC from a September 25th Webcast provides an overview of sustainability and the value chain, property and facility best use, asset optimization, high performance buildings and various factors driving sustainable development. Web resources are also provided to learn more on the carbon disclosure project and global reporting initiative.

Glass Performance Standards

The Department of Energy's Energy Star® glass performance standards scheduled to debut as early as 2009 indicate that generic low-e glass has reached practical limits. The result is a performance gap between what low-e glass provides and what green building practices promise in saving energy and reducing carbon emissions. Find out more about the alternatives to generic low-e insulating glass currently available in this informational piece by Bruce Lang of Southwall Technologies, Inc.

Energy Profiling of Downtown Melbourne Office Buildings

This manuscript presented at the American Real Estate Society (ARES) conference by Dr. Richard Reed and Sara J. Wilkinson of the University of Melbourne, Australia, presents findings from a detailed examination of downtown Melbourne office buildings. The study looks at the buildings' individual levels of energy consumption and CO2 emissions based on five-year timeframes (2005, 2010, 2015 and 2020). The data collection/research process and key findings with accompanying recommendations are discussed in this report (winner of the ARES 2007 office manuscript prize, sponsored by the NAIOP Research Foundation).

New Tool Offers Inside Look at the Climate Change Impact of Buildings

Estimating the carbon footprint of commercial buildings has just become easier. The Environmental Protection Agency's (EPA) Portfolio Manager now includes greenhouse gas emission factors. The emissions factors for carbon dioxide (CO2) are from EPA's Emissions & Generation Resource Integrated Database (eGRID) and are consistent with those used by major greenhouse gas reporting protocols. The integration of eGRID into Portfolio Manager allows businesses to see how the CO2 emissions of their buildings compare to others in the same region and across the country.

Green Guide for Health Care

Want to know more about best practices for building the next generation of high performance medical office buildings? This green building guide is the health care sector's first quantifiable sustainable design self-certifying toolkit integrating environmental and health principles into the planning, design, construction, operations and maintenance of healing environment facilities. It applies to new freestanding structures, additions to existing buildings and adaptive reuse projects. Non-health care facilities can take advantage of the guide's emphasis on health-based considerations such as daylighting and energy efficient technologies. Are you familiar with NAIOP's official policy endorsing sustainable practices for commercial real estate? The policy is the result of a Green Task Force established in March 2007 comprised of 13 NAIOP members from across the country and varying professions that contribute to the development industry.
