The Greening of U.S. Investment Real Estate

How will green define "institutional-quality" real estate? A variety of market and societal forces are encouraging the development, use and ownership of green buildings including tenant and investor demand, government mandates and incentives, industry support and the changing green building cost structure. This whitepaper by RREEF Research addresses factors driving and limiting green building investment, market opportunities, risks and strategic considerations. RREEF is the alternative investment management division of Deutsche Asset Management, a member of the Deutsche Bank Group.

A Case Study in Remediation

How does a 45-acre brownfield site become a vibrant downtown? The Whitman Companies discusses redevelopment of a heavily contaminated industrial site in New Jersey that spurred downtown revitalization. Steps taken to ensure success and processes involved in working through environmental regulations to create a productive development are discussed. Thanks to NAIOP member Michael Sylvester!

A Guide to Green Leases

Do your office tenants share your commitment to creating highly productive and environmentally friendly workspaces? The Green Lease Guide outlines fitout design and construction guidelines, office equipment selection tips, lighting and HVAC management, recycling, low potable water use and further innovations to help tenants and owners appreciate the benefits from collaborating on the latest energy-savings technologies. The guide is the result of a partnership between the Department of Environment & Conservation, the City of Melbourne, the City of Sydney, the Institute for Sustainable Futures at UTS and Investa.

A Roofing Calculator

How do sustainable roofs compare to traditional roofs in cost and benefit? The GreenSave Calculator, developed by Green Roofs for Healthy Cities (GRHC) and the Athena Institute with funding by Tremco, lets you compare roofing alternatives over a specific time period to determine which has the lowest life-cycle cost. You can also uncover which roofs have lower initial costs but cost more over time. To use this free tool, create a login and then go to the GreenSave Calculator link.

U.S. Green Building Council Launches New LEED Credentialing Program

In January 2008, the USGBC will transfer responsibility for the LEED Professional Accreditation program to the newly established Green Building Certification Institute (GBCI). While the GBCI will serve as the independent administrator of the accreditation program, the USGBC will continue to manage the LEED Green Building Rating System.

Energy and the Bottom Line

Want to learn more about energy use in office buildings, carbon disclosure, organizational approaches to energy management and scoping? This Web site provides quick overviews detailing the interactions between energy and commercial real estate. Several topics are available in PDF form and more resources are planned in the coming month.

NAIOP Sustainable Development Policy

Are you familiar with NAIOP's official policy endorsing sustainable practices for commercial real estate? The policy is the result of a Green Task Force established in March 2007 comprised of 13 NAIOP members from across the country and varying professions that contribute to the development industry.
