The Cost of Green Revisited

In 2004, a study by Davis Langdon examined the cost of incorporating individual sustainable elements, the cost of green buildings compared to a population of buildings with a similar program, and the cost of green buildings compared to their original budget. The 2006 study reexamines these same areas in light of increased market adoption of sustainable design using a larger and more varied sample size.

New Building Codes and Your Ownership Costs

Energy costs are increasing but that's only part of the picture. This article discusses energy availability and the new codes and standards that will require more efficient HVAC equipment. The cost of refrigerants, filter maintenance and more energy to drive equipment fans will change operating proformas. Take a few minutes to read what measures you can take now to prepare for the changes coming. Thanks to Mike Kaler, NAIOP Industrial Forum member!

The March Towards Measurable Performance

The sustainability movement is experiencing a fundamental shift away from environmental benefits based on renewability to one that emphasizes measurable performance. Life Cycle Assessment (LCA), regarded by the environmental research community as one of the best ways to assess building sustainability, has a new tool. The EcoCalculator is a generic version of a tool commissioned by the Green Building Initiative (GBI) for integration with the Green Globes™ environmental assessment and rating system.

National Association of Counties (NACo) Adopts AIA Carbon Neutral Challenge

NACo passed "The Resolution Urging Counties to Adopt the '2030 Challenge' Goals for Public Buildings" to help further support the American Institute of Architects (AIA) initiative. The resolution also highlights the outsized benefits of high performance school buildings and the need for greater emphasis on building life cycle costs of all buildings.

U.S. Green Building Council (USGBC) "Innovation in Design" Point

Projects seeking USGBC LEED certification can now earn an "Innovation in Design" point by using building products and materials that have been certified as "carbon neutral" by a reputable, independent third-party certifier. Innovation in Design points are awarded to LEED projects that develop new solutions, employ new technologies, educate or realize exemplary performance in another area.

A Roofing Calculator

How do sustainable roofs compare to traditional roofs in cost and benefit? The GreenSave Calculator, developed by Green Roofs for Healthy Cities (GRHC) and the Athena Institute with funding by Tremco, lets you compare roofing alternatives over a specific time period to determine which has the lowest life-cycle cost. You can also uncover which roofs have lower initial costs but cost more over time. To use this free tool, create a login then go to the GreenSave Calculator link.

Benefits of National Renewable Electricity Standard (RES)

New analysis by the Union of Concerned Scientists (UCS) finds that a national RES would not only reduce electric bills but also generate jobs and provide economic benefit to state economies. Nationally, UCS found that a 20 percent production by utilities of their power from renewable energy sources by 2020 would generate more than 185,000 jobs over the next 13 years in manufacturing, construction and other industries. Fact sheets on 20 states outline how the national renewable electricity standard will benefit their state economy.

Energy Reduction Tips & Efficiency Measures

Need some tips for reducing energy consumption in your office buildings? This excerpt from Brenna Walraven's Congressional testimony in July 2007, gives an easy-to-follow list of measures that can be taken to provide increased efficiencies of equipment, lighting and controls. Each tip is accompanied by an estimated cost savings percentage. Brenna is Executive Managing Director, National Property Management, USAA Real Estate Company.

Green Comes to Development '07

How do you "green" industrial properties? What is the return on investment from going green? Do tenants value a green building? NAIOP's development '07: the annual meeting for commercial real estate will feature an informative discussion of these topics and more during an Industrial Green Panel session. Additional sessions include a comprehensive overview by Jonathan Fenton-Jones, commercial director of Gazeley, on the company's sustainable development practices and eco-initiatives. Other not-to-be missed highlights of the conference are a case study in synergy and sustainable design and two project tours.
