Green Leases

This whitepaper by the Real Property Association of Canada discusses green lease models and their potential objectives and components. The main elements of existing green leases are provided as well as more specific details for inclusion such as environmentally friendly leasehold improvement materials, life-cycle costing and incentives to invest in new equipment.

New and Updated Incentives from DSIRE

Are you familiar with the latest rebate and grant programs on photovoltaics, energy efficiency and solar? The Database of State Incentives for Renewables & Energy (DSIRE) Web site has just released its January and February 2008 additions and updates. On average, about 60 programs are verified or revised monthly through contact with program administrators or other stakeholders throughout the U.S.

Why Going Green Makes Cents

How do you turn your commercial property landscape green while generating serious cost savings over the long term? This article from the Brickman Group discusses water conservation, recycling and energy efficient landscape design. Information on plant selection and incorporating green practices into your grounds maintenance to reduce labor and material costs is also provided.

NAIOP 2008 Green Development Award Nominations Now Open

NAIOP is seeking nominations for its prestigious Green Development Award, honoring a member-developer for an outstanding project that best utilizes green elements in design, energy usage and development. The award, now in its fourth year, was developed in consultation with the U.S. Green Building Council. For more information, visit the Green Development Award Web page.

ProLogis Partners to Generate Renewable Energy Using Solar Panels

ProLogis has entered into an agreement to lease roof space to the largest electric utility in California as part of the utility's new solar power program. Southern California Edison will lease 607,000 square feet of roof space at ProLogis' Kaiser Distribution Park. The area will be used to install and maintain solar panels with the potential to generate enough electricity to power 1,426 households for one year. A detailed release is available online.

Green Building Ordinance Could Impact Development Costs

San Francisco's Building Inspection Commission voted unanimously to send a new green ordinance on to the city's Board of Supervisors for consideration sometime in April. The ordinance requires developers and renovators of larger residential and commercial buildings to achieve progressively higher levels of LEED certification from the U.S. Green Building Council in the coming years. Note: Requires Archive Subscription to view.

NAIOP Sustainable Development Policy

The policy is the result of a Green Task Force established in March 2007 comprised of 13 NAIOP members from across the country and varying professions that contribute to the development industry.

Take-Aways from DevelopGREEN Conference

Some surprising conclusions emerged from the session on Greening Existing Buildings -- 98 percent of the U.S. building stock, and the largest opportunity for going green…. Besides helping employers improve talent recruitment, boost productivity, decrease absenteeism and improve air quality…. Substantial energy savings, directly to the bottom line, no overhead.… On the 260 Townsend San Francisco project, that's about $40K annually.… "Assume an eight percent cap rate, and that equates to an asset valuation increase of $500K"… said Swinerton's Grant French, ""When I talk to clients, it's all about the bottom line. The environmental benefits hardly come into it"…. For more content on this session, view the summary. The full session presentation is available. (PDF - To download Adobe Acrobat Reader, click here. Presentation may take a few minutes to load.) To buy CDs of DevelopGreen sessions, go to the NAIOP DevelopGreen Bookstore.
