Governor Benefits
Individuals who demonstrate an advanced dedication to guiding the future of the commercial real estate industry by pledging significant financial support of the work of the Research Foundation are invited to accept the lifetime distinction of Governor. Governors support the Foundation's program of work through their contributions and by giving their time and sharing their expertise.
Governors have the opportunity to help shape the Foundation's research agenda by serving on committees and giving direction on the research projects undertaken.
Most of all, Governors take pride in knowing that their contributions are building the capacity of the Foundation to develop and disseminate best industry practices that advance the profession and make our communities better places to live and work.

2012 Board of Trustees
A Board of Trustees serves as the leadership for the NAIOP Research Foundation. Primary duties involve reviewing and approving research requests submitted to the Research Foundation and reviewing the findings.

Governors
Individuals who make a substantial contribution to the endowment fund of the NAIOP Research Foundation are invited to accept the lifetime distinction of Governor. Governors will help shape the Foundation's research agenda and will be eligible to serve as Trustees of the Foundation.
The NAIOP Research Foundation inducted its Founding Governors on October 23, 2001, during the NAIOP Annual Conference in Chicago, Illinois.

Collin Barr is President of Minnesota Region, Ryan Companies US, Inc., located in Minneapolis, Minnesota. Mr. Barr provides executive leadership to the Minnesota Regional office of Ryan Companies. This business unit encompasses the disciplines of development, architecture & engineering, construction, and property management where project solutions are delivered to customers across the United States in the market sectors of: office, industrial, retail, medical, governmental, hospitality, multifamily, and alternative energy. A member of NAIOP since 1997, he is Chairman of the Build to Suit Forum and a member of the National Fourms Advisory Committee. |

Richard M. Cannon is the former President of the Watson Land Company in Carson, California. He has served on the NAIOP Board of Directors, Executive Committee, the National Advisory Board and was NAIOP's Chairman of the Board in 1988. |

Roger Christianson is the Managing Director of The Public Private Development Collaborative, a real estate development and services firm focused on providing facilities for governmental, non-profit, education and other institutional users. Mr. Christianson joined NAIOP in 1992 and is a member of the Industrial Development I Forum and the Arizona Chapter. |

Paul F. Ciminelli is President and CEO of Ciminelli Development Company Inc., a real estate development and investment firm that manages more than 7.5 million square feet of office, flex, industrial and warehouse space in New York and Florida. He is a member of the Office Development I Forum. |

Peter J. Cocoziello is President and CEO of Advance Realty Group in Bedminster, New Jersey. Mr. Cocoziello has served on the NAIOP Board of Directors, Executive Committee and is a past President of NAIOP's New Jersey Chapter. He was on the National Advisory Board. |

Stephen A. Crosby is President of CSX Real Property Inc. He oversees their real estate activities including land development and sales, industrial development, limited hotel development, property sales and leasing, telecommunication network development and public rail transit. Mr. Crosby received his MBA from the University of Florida and continues to operate out of Jacksonville. Mr. Crosby also served as NAIOP's 2004 Chairman of the Board. He serves on the Industry Trends Task Force, the Business Park Development Forum, and is a past member of the Nominating Committee. He is the former Chairman and a current Trustee of the NAIOP Research Foundation and serves on the Foundation's Research Committee. |

Mr. Cutlip serves on the Audit Committee, Credit and Capital Advisory Board, Industry Trends Task Force and Nominating Committee and is a member of NAIOP's Industrial Development I Forum. Daniel R. DeMarco is a Partner with Campanelli Companies of Braintree, Massachusetts. Mr. DeMarco is a past Research Foundation Trustee. He served as Chairman of NAIOP's Board of Directors in 2003 and is a past President of the Massachusetts Chapter. Over the years he has served in a variety of capacities at the national level, including Vice Chair of both the Government Affairs and Education committees. She is a past President of NAIOP's New Jersey Chapter. She is a Founding Trustee of the NAIOP Research Foundation. |

Susan H.S. Graham is Property Manager for Mary Worrall Associates Sotheby's International Real Estate, located in Honolulu, Hawaii. Ms. Graham is Vice Chairman of the Research Foundation and Chair of the Foundation's Distinguished Fellows Committee. She serves on the Industry Trends Taskforce, and is a past member of the Corporate Board of Directors and the Environment and Infrastructure Sub-committee. |

Christopher Haley is co-founder of Palladian Realty Capital LLC, with offices in Maryland and Delaware. As a boutique real estate advisory-firm, Palladian offers differentiated and independent services to its privately-held and publicly-listed constituents supported by a research-oriented foundation. Palladian leverages its principals' advisory- and research-oriented capabilities to assist property-oriented businesses in their capital- and strategic-planning efforts. Prior to Palladian, Mr. Haley was Managing Director in Wachovia Securities' Equity Capital Markets division where he led its research and investment efforts in the real estate securities sector beginning in 1993. Mr. Haley is Chairman of the Foundation's Research Committee. |

Ralph Heins co-founded Primera Companies in 1989 and serves as President. Primera Companies is a 3.5 million-square-foot industrial and office company whose portfolio is based in Dallas, Texas. Mr. Heins is a member of the NAIOP Executive Committee, the Family-Owned Business Forum, and the Foundation's Research Committee. He is also a NAIOP-PAC Trustee, the Chairman of the NAIOP National Forums Advisory Committee, a member of the Fundraising Committee, and the former Chairman of the Industry Trends Task Force. Douglas O. Howe is CEO of Touchstone Corporation in Seattle, Washington. The Touchstone Corporation is an office developer and oversees project and construction management and asset management. Mr. Howe was the 2009 Chairman of the NAIOP Board of Directors and currently serves on the NAIOP National Board of Directors. He is also a member of the Audit Committee, Industry Trends Task Force, Nominating Committee and is a NAIOP-PAC Trustee. William E. Hunt is President of the Elmhurst Group - a 36-year-old Pittsburgh-based organization that invests in commercial real estate and operating businesses. Elmhurst's real estate holdings total more than 2.5 million square feet of office, distribution, flex space and a hotel, all in Western Pennsylvania. The firm has also invested in the retail, medical, hospitality, oil and gas, and electronic security industries. Mr. Hunt is Chairman of the Board of Directors, and a member of the Nominating Committee and the Private Developers I Forum. He is a member of and former Chairman of the Government Affairs Committee and a former President of the Pittsburgh Chapter. |

James M. "Marty" Irving is the CEO of Irving Interests in Reston, Virginia. Mr. Irving served on the NAIOP Board of Directors and Executive Committee, and was Chairman of the NAIOP Board of Directors in 2000. Hugh D. Little is General Partner for Capital Associates, located in Cary, North Carolina. He brings experienced leadership to the full-service commercial real estate company which is engaged in a variety of functions including commercial brokerage, leasing, fee management, land sales and development. Major projects include The Crescent in North Carolina, a 138-acre suburban multi-use park and Renaissance Plaza, a 300,000-square-foot office tower in Raleigh. Civic responsibility is important to him and community activities centering around educational programs are of great interest. |

George D. Livingston is Chairman of NAI Realvest Partners, Inc. in Maitland, Florida. He is a past President of NAIOP's Central Florida Chapter and is a current member of the Industrial Development I Forum. Robb Merritt is the Vice President of Merritt Properties, LLC. He plays a "hands on" role in the day-to-day business of the firm with executive responsibilities as well as a primary role in acquisitions and development. True to family tradition, Robb learned the development business from the ground up and began his career in the field. He has served as President of NAIOP's Baltimore Chapter and currently serves on the Chapter's Legislative Committee, the NAIOP Board of Directors and the Industrial Development III National Forum. |

Mitchell, Jr. is the Chariman Emeritus for Carter, a privately held full-service commercial real estate firm located in Atlanta, Georgia, with four business units: Investments, Development Transaction Services and Property and Facility Management. Mr. Mitchell has served on the NAIOP Board of Directors and Executive Committee and was Chairman of the NAIOP Board of Directors in 1983. He received the Developer of the Year Award in 1991 and is a past President of NAIOP's Georgia Chapter. He was on the NAIOP Advisory Board. |

Mr. Pobuda joined NAIOP in 1994 and is a member of the Minnesota Chapter. He served as Chairman of the NAIOP Board of Directors in 2010 and was on the Executive Committee. Jack Schultz is founder and CEO of Agracel, Inc., an industrial development firm focused on development in rural America. Agracel began in 1986 and since then Agracel has completed projects in 14 states owning over six million square feet of industrial space, which has facilitated over 5,000 jobs. Agracel also owns fifteen business parks and a short line railroad. Mr. Schultz is the author of Boomtown USA: The 7 ½ Keys to Big Success in Small Towns, was published in early 2004. He has been a member of NAIOP since 1995, is a past member of the National Forums Advisory Committee and Industry Trends Task Force. He currently serves on the Editorial Board and Strategic Planning Committee, and is a member of the Private Developers III Forum. |

Sweeney is Co-Chair of the World Class Greater Philadelphia initiative, in addition to serving on the boards of several other Philadelphia-based organizations. Mr. Woodruff joined NAIOP in 1988 and is a member of the Capital Markets I Forum and the Colorado Chapter where he was the Chapter Treasurer. He is a member and former Chairman of the Tax and Finance Subcommittee, a Trustee of the Research Foundation, serves on the Foundation's Research committee, and is a former member of the Fundraising Committee.

Frank Wuest is President of both Forest City Enterprises' Boston regional office, and the Forest City Science + Technology Group. Mr. Wuest is responsible for the management of Forest City's national life science portfolio, as well as all new investment activity initiated in the Boston region. He has been a NAIOP member since 1992, is on the Capital Markets I Forum, and serves as a Research Foundation Trustee and member of the Foundation's Research Committee.

Boyd B. Stofer became a Research Foundation Governor in 2006. He was the Chairman and CEO of Marquette Real Estate Group, located in Minneapolis, the parent company of United Properties, Northmarq Real Estate Services, and RJM Construction. He served on the NAIOP Board of Directors and was past Chapter President and Chapter Public Affairs Chair for the Minnesota Chapter. Mr. Stofer was also a member of the Industry Trends Task Force. |
