Clean Tech Manufacturing Center

Los Angeles, California

A brownfield property vacant for 30 years. A 900 million-square-foot industrial market with a 1.6 percent vacancy rate – one of the lowest in the U.S. This spelled opportunity for Trammell Crow Company and their partners in developing this site for industrial use. The Los Angeles industrial market is exceptionally supply constrained, having little to no new substantially sized industrial properties available for leased investment or user sale. Thanks to innovative site logistics planning and established contingency plans, the project was able to avoid significant delays and obstacles in the course of development such as the discovery of more than 10,000 cubic yards of shallow soil contamination. Take away insights from this infill site redevelopment, including the role of collaboration with local agencies in a successful project.

Moreno Valley, California

E-commerce users are not traditional warehouse tenants, requiring a different model, different parking requirements, taller buildings and other unique considerations. When it comes to adapting development for a major e-commerce retailer, the requirements are even more precise – and state of the art. The development team began with a promising site: existing entitlements for a more than 1-million-square-foot facility, a location in close proximity to a major freeway, and a flexible site plan. What began as a speculative project drew the attention of Amazon.com Inc., which decided to purchase the facility before construction was completed. The U.S. government owns nearly 3 billion square feet and 42 million acres of real estate across the nation. In the past decade, a number of initiatives have been introduced to reduce the amount of under-utilized public sector properties and foster more sustainable real estate solutions, including the White House's "Campaign to Cut Waste" and the Office of Management and Budget's "Freeze the Footprint" policies. CenterPoint worked with the community, city, government, school districts and protesters to get this site zoned for a government manufacturing complex. Among the benefits for the community: 1,500 local construction jobs, several contract opportunities for minority- and women-owned businesses, and tax revenue for the school district.
