Development Fundamentals for Commercial Real Estate is designed for the professional with entry- to intermediate level experience involved in the commercial real estate development industry. The overall goal of this survey course is to establish core competencies and to sharpen the skills of aspiring professionals with current industry practices. This course introduces the process of feasibility analysis, sources of financing and lender decision criteria, site analysis and land control and due diligence.

Development Fundamentals for Commercial Real Estate's learning objectives include:

  • Determining whether to pursue a real estate development opportunity
  • Integrating political and legal considerations
  • Formulating a cash flow proforma
  • Defining key criteria for equity and debt providers
  • Understanding the methods of valuation
  • Understanding how leverage affect risks and returns
  • Identifying the sources of funding construction loans
  • Identifying the sources for permanent loans
  • Determining what is possible on a site
  • Understanding the geotechnical (subsurface) and environmental areas of concern
  • Learning to work with brokers to find sites and opportunities and sell and lease properties
  • Defining the key concerns in typical contracts and prior to closing
