The Transaction Market: What are Buyers and Sellers Doing?

Logistics: An Industry in Flux

Building Obsolescence: Redesigning for Employee Health, Productivity and Energy Efficiency

CEO Insight: Michael Mullen, chief executive officer, CenterPoint Properties

Michael M. Mullen is the CEO and Co-Founder of CenterPoint Properties and served as NAIOP's 2007 Chairman. CenterPoint is the largest owner/developer of industrial real estate in the metropolitan Chicago area. The company owns, leases and manages approximately 42 million square feet of facilities and owns or controls more than 6,000 acres of property for future development.
CenterPoint Properties was a publicly traded NYSE listed company for approximately 12 years. During that period it delivered an average annual return to its shareholders of 23 percent per year compounded. CenterPoint was acquired in March of 2006 by CalEast Global Logistics, a venture between CalPERS (California Public Employees Retirement System) and LaSalle Investment Management. In this CEO Insight session, Mullen will share his experiences at the helm of CenterPoint Properties, his thoughts on the current industrial market, key company projects which include developing the National Nuclear Security Administration's (NNSA) new complex and a partnership with the Virginia Port Authority to develop a new Craney Island terminal, along with his vision for the future.

Legal Implications Related to Green Buildings
2:45 - 4 p.m.
In traditional construction, lawyers and clients are well aware of the risks and the corresponding rules under which a project should proceed based on years of experience and written judicial opinions. There is not a similar history for green building, due in part to its fairly recent emergence. In fact, there are practically no reported cases involving green building or LEED. If a subcontractor makes an on-the-ground decision that results in a lost point, who is liable? If a building is pre-leased under a representation that it will achieve LEED Platinum and it doesn't, what happens? In this session, we will discuss new added risks that are involved in developing sustainable projects and suggestions for addressing these risks through construction contracts, broker agreements and insurance.

Michael Brennan is the co-founder and served as president and CEO of First Industrial Realty Trust until his resignation in October 2008. He is currently the Managing Principal with Brennan Investment Group in Chicago. Brennan was at the helm of First Industrial as it went public in 1994. During his tenure, the company grew its capital base from $700 million to nearly $10 billion, using both private and public capital sources, and expanded into a full service, international company with more than 30 offices in North America and Europe.
During this CEO Insight, you'll hear from this entrepreneurial founder as he discusses what past business cycles have taught us and what we can learn from the current turbulent cycle.
Closing Session with Keynote John Kasich

Stand for something: The battle for America's soul.
John Kasich is a former nine-term congressman, Chairman of the House Budget Committee and FOX News contributor. Newsweek named Kasich one of its significant "100 People for the 21st Century," citing his work as Chairman of the House Budget Committee to balance the national budget for the first time in 40 years, his service as chair of the congressional committee on welfare reform, and his dedication to defense reform. Drawing on his 18 years as a leader in congress, his business and media experience, and the many relationships he has developed
over the years, John Kasich will share his views on what he calls a "general lack of integrity on the part of society" that has led to the
political and economic issues that some feel are facing the nation.
He'll also speak to the commercial real estate development community as to how we can meet today's challenges and shape our environment by going back to the basics of integrity and dedication. Kasich will address questions and comments in a town hall format and share his thoughts on the current recession, what we can expect to see on the economic horizon and an update of events and legislation under the Obama administration.

Professional Development Hours
Development '09 has been approved by The American Institute of Architects for AIA/CES Learning Units and by the BOMI Institute for Professional Development (CPD) Points. Attendees can earn up to 9.75 AIA/CES Learning Units and 12 BOMI CPD Points.
NAIOP will not apply directly to any state board/real estate commission for continuing education approval at Development '09. Most states allow for individuals to self-report attendance at non-approved conferences and education courses. To receive a transcript of your attendance to use for self-reporting, sign-in sheets will be available at the Member Services Center onsite.
