Learn how your organization can benefit from the tax incentives offered to building owners seeking LEED® certification. This session will identify realistic strategies which will qualify your building for the substantial incentives offered in your area. The presentor will share his experience in being the first to successfully navigate through the incentives program. This presentation will help you to identify the different levels of incentives available, how to register your project for incentives (abatements), the various building requirements and what types of documentation will need to be gathered during the process.

Let's Do a Deal, in a Commingled Fund Asset

In the world of leasing services, there are many intangibles surrounding a successful lease transaction. This session introduces some of the key leasing guidelines and economic performance metrics to consider when negotiating the deal. In addition to the fundamental economic drivers, we will interactively discuss best practices while interfacing with brokers and customers. Among the issues we will cover: effective communication with a broker; posing the "right questions" to fully understand customer requirements; and utilizing market dynamics in making prudent investment decisions. During this discussion we'll also will examine the decision making framework of a fund manager during negotiations with a market officer and demonstrate how the two parties reconcile their interests and come to a mutually beneficial resolution.

Case Study: Ogden Business Depot (Military to Industrial Redevelopment)

This session will look at the history of the development of Business Depot Ogden from an Army supply depot that closed in 1997, leaving more than six million square feet of vacant buildings, to a vibrant industrial park consisting of more than 100 companies and housing more than 7.5 million square feet of tenants. Some of the factors in this successful redevelopment that will be discussed include: Closure of the base and transfer of ownership from the Federal Government to Ogden City, the environmental cleanup of the site, infrastructure reinvestment, marketing an "old army base", build-to-suit opportunities and challenges to development.

A Public and Private Perspective on Real Estate Development

Bill Hankowsky is chairman, chief executive officer and president of Liberty Property Trust, a leading, publicly-traded office and industrial real estate company. During this CEO Insight session, he will share experiences from a very varied real estate career in both the public and private sectors.
Before he could finish his academic career, Hankowsky was plucked from the Wharton School at the University of Pennsylvania by the City of Camden, N.J. with the mission to create a new Department of Community Development. After spending eight years with Camden heading community development and then economic development, he spent three years in rail industry real estate for Amtrak and The Reading Company. He then joined the Philadelphia Industrial Development Corporation, one of the nation's premier economic development agencies. His career at PIDC was briefly interrupted by a two-year stint as the city of Philadelphia's commerce director, but in his 11-year tenure as president of PIDC, he was responsible for managing 11 industrial parks, operating 20 loan programs and coordinating major projects including Philadelphia's new convention center and the development of Lincoln Financial Field for the Philadelphia Eagles and Citizen's Bank Park for the Philadelphia Phillies.
Making the leap from the public sector to the private in 2001, Hankowsky has been chairman and chief executive officer of Liberty Property Trust since 2003. He will discuss Liberty's significant growth, the challenge of maintaining an entrepreneurial culture in a growing, public company and Liberty's early and continuing commitment to sustainable development and real estate management.

The goal of this seminar is to prepare attendees to be successful when taking the LEED Professional Accreditation Exam. This seminar is designed for owners and facility managers of commercial buildings. The LEED-EB program was developed to optimize the life-cycle performance and management of existing buildings in a sustainable manner and this seminar demonstrates how utilizing the LEED-EB system can reduce environmental impacts and cost streams associated with building operations, maintenance, and associated construction, renovation and refurbishment projects. Detailed case studies are provided for three LEED-EB certified projects and include presentations from facility managers who implemented the program when possible. Application and budget strategies are also discussed. This seminar also illustrates how the LEED-EB program can increase shareholder value through improved employee retention and performance while positioning the company as a "socially responsible" entity. This program will also help towards successful completion of the LEED-EB Professional Accreditation Exam.
Target audience: Architects, building owners, contractors, engineers, facility managers, property managers, or any other party interested in becoming a LEED-EB Accredited Professional.
