This session will explore the current trends and challenges in goods transportation. Tour of the Exit 8A Industrial Market

The Exit 8A Industrial market is centrally located in New Jersey with easy access via the New Jersey Turnpike (Rt. 95) and Rt. 130 and is well-suited for large warehouse distribution facilities. The market currently consists of approximately 54.1 million square feet of space in 270 buildings.

During the past three years, 7.7 million square feet of new construction has been brought to market, resulting in slightly lower rents in 2007 than past history of when average asking rents were just eclipsing $5 per square foot. This has further perpetuated the market's inability to achieve higher rents and sales activity has been limited due to a lack of properties being offered for investment. During the guided tour of this area, tour leaders will address who/what is driving current demand (i.e. logistics and retailers) and how to best promote the Exit 8A market. We'll also examine how potential hurdles to further development of the Exit 8A market resulting from entitlements, competition from other states and taxes can be overcome.

Boat Tour of the Port of New York/New Jersey

The Port of New York/New Jersey is the largest port complex on the East Coast of North America with immediate access to the most extensive interstate highway and rail networks in the region. The port operates seven cargo terminals in the New York/New Jersey areas and hit record cargo volumes in 2006 resulting in plans to invest in more than $2 million in infrastructure upgrades over the next 10 years. Join Frank McDonough, president of the New York Shipping Association, for an intricate from-the-water look at port operations set against the backdrop of New York's stunning skyline.

Meadowlands Industrial Tour

The Meadowlands industrial area commands some of the highest rents and has one of the lowest vacancy rates in the New Jersey industrial market due in large part to its ideal location. Located less than five miles from New York City, this highly desirable location is easily accessible from Newark International Airport and Port Elizabeth, as well as from major roads, including Route 3 and the New Jersey Turnpike. The area also boasts a low cost of doing business and the availability of a large labor pool. This guided tour will take an up-close look at the existing and new industrial properties in the Meadowlands area and illustrate why this location will continue to be in high demand for future industrial development.

This session will examine the many issues involved in redeveloping existing industrial space into new industrial space in mature markets. Two approaches to redevelopment will be presented utilizing case studies that will evaluate the pros and cons of scraping and rebuilding versus retrofitting an obsolete property to enhance its market value and viability.
