This webinar will provide the lender's perspective on how to tackle a problem loan. We will discuss how a borrower may anticipate a potential problem and develop a strategy for broaching the topic with the lender. We will address the question of what information should be provided to the lender and when will they typically 'play ball' on a restructure. Lenders must be convinced that after the loan restructure the borrower will continue to add value by providing leasing, management, construction and/or entitlement expertise, as well as an infusion of capital into the property. For the process to be effective, the borrower needs to approach the lender collaboratively with good, detailed information and a well thought out strategy the lender's ultimate exit.

This informative presentation takes a look at energy usage in the U.S. and how the use of metal roofs and walls can help reduce energy consumption in buildings. The session begins with an explanation of the concept of "cool metal roofing" and how it can help lower air conditioning loads. Compliance with new energy codes and the findings of independent research studies are then discussed, along with a case study comparing two identical buildings, except that one has a "standard" roof, the other a "cool" roof. The presentation continues with a look at the role of "cool metal walls" and insulated metal panels in reducing energy consumption, and then concludes with a discussion of the environmental benefits of metal roofs and walls, including their contribution to LEED points.
